The headline ‘City Caught in Rental Slump’ 13/11/15, is unlikely to be the reality for the growing section of the Victorian community that relies upon the private rental market to find a place to call home, especially those people confronted by major economic and social disadvantage.
A median rental rate of $448 per week for all dwellings, as reported, is beyond the reach of many. Most disturbingly, affordable housing lettings (based on 30% of welfare payment and Commonwealth Rent Assistance) have dropped from 30% in 2000 to 17% of all lettings in 2015, meaning less than 2,300 vacancies across the entire state are affordable.
Rental subsidies to help people achieve a foothold in the rental market have to be considered for those most at risk of experiencing homelessness.
